Because many insurance companies classify manufactured double wide homes as mobile homes the cost of insurance can be a lot higher then homes that were constructed on-site or what some refer to as stick built homes. If you live in a rural area the cost is even higher, sometimes ranging from $1,000 to $2,000 in annual premium.


If you own a manufactured home, not only are you probably paying a lot more for insurance but you might be losing out on valuable insurance coverages that are normally a part of a regular homeowners policy. A normal homeowners policy typically settles losses on a replacement cost basis whereas most mobile home policies settle losses on a actual cash value (ACV) basis. ACV is the replacement cost minus depreciation. Other words the amount that the insurance company will pay in the event of a total lost is decreasing each year. Not only does this effect the amount of money that you would receive in the event of a total lost but it also can effect (depending on your policy) the amount you would be paid on a partial lost. Suppose a wind storm damages your 10 year old roof causing $2,000 worth of damage... your claim (again depending on your policy) might be settled at ACV or $2,000 less depreciation minus deductible.


As terrible as this sounds don't panic, there maybe a solution. If your home has a continuous foundation and the title has been deeded over into real estate then you home, even though it is a manufactured home, maybe eligible to be written as a homeowners insurance policy. There are a hand full of good insurance companies out there that will still do this. Unfortunately the only way to find out if there is a company that will do this in your area is to request as many free insurance quotes from as many companies as possible. Although we can't guarantee this will work where you live the possibility of saving several hundreds of dollars and getting better insurance coverage is to great to not at least give it a try.
